Pune: Rental Yield Plus (RYP), the flagship commercial real estate fund of EAAA, the alternatives arm of Edelweiss, has announced the acquisition of a Grade A office park in Pune, marking its first investment in Maharashtra.
With this acquisition, Rental Yield Plus has expanded its commercial real estate portfolio to approximately 5.2 million square feet of gross leasable area, including nearly 1.0 million square feet under binding contracts.
The newly acquired Grade A office park spans approximately 1.0 million square feet of gross leasable area and strengthens the presence of Rental Yield Plus across India’s key commercial office markets, including Bengaluru, Gurugram, and now Pune.
The fund continues to focus on acquiring institutional-grade office assets designed to generate stable income, attractive yield, and long-term value through active asset management.
The Pune office property is the fifth investment by Rental Yield Plus and represents its first commercial real estate acquisition in Maharashtra.
Located in one of Pune’s established office corridors, the office park is currently 95% occupied by a diversified portfolio of marquee tenants.
According to the company, the occupancy level provides immediate income visibility while offering opportunities for additional value creation through leasing initiatives, operational improvements, and rental optimization beyond contractual escalations.
The Commercial Real Estate Strategy at EAAA Alternatives is led by Gautam Hora, who brings over 25 years of professional experience, including more than two decades in real estate investing, portfolio strategy, and asset management.
Since achieving its first close in 2023, Rental Yield Plus has adopted an investment strategy focused on acquiring high-quality operational Grade A and Grade A+ institutional office assets in established commercial markets with strong leasing fundamentals.
The fund targets properties leased to marquee tenants under long-term agreements with the objective of generating attractive income and yield while leveraging technology-enabled analytics to enhance operational performance and create sustainable long-term value.

The Pune acquisition builds upon the earlier investments made by Rental Yield Plus, which include Phase 1 of International Tech Park Gurgaon (ITPG), acquired from GIC and CapitaLand, MFAR Manyata Greenheart Tech Park in Bengaluru acquired from MFAR, Embassy Office Parks, and SP Infocity.
With the latest addition, EAAA continues to strengthen its integrated commercial real estate platform covering acquisitions, asset enhancement, active asset management, and long-term value creation.
The company stated that it is among the few domestic commercial real estate operators in India offering an integrated platform spanning the complete investment and asset management lifecycle.
