Keralam GCC Launchpad: Technopark Opens Bids for 50,000-Sq-Ft GCC Facility

Thiruvananthapuram: Technopark, India’s first IT Park, has invited Requests for Proposal (RFP) from experienced managed office operators to run the Keralam GCC Launchpad, a soft-landing centre at the Chaliyar IT building on its Phase I campus.

The Keralam GCC Launchpad is designed to provide global companies entering Keralam with a ready-to-use, fully serviced workspace even before they register in India.

The facility will also offer government facilitation for company formation and regulatory compliance.

The Keralam GCC Launchpad will allow global companies to test their operating model in Keralam before committing to long-term office space.

Only Global Capability Centre (GCC) entities that do not have an existing presence in the state will be admitted.

Occupants of the Keralam GCC Launchpad will pay only operating costs and will not be charged for space or occupancy during the first six months.

Technopark Seeks Managed Office Operator

Under the RFP, the selected operator will take the ground, first and second floors of the Chaliyar building, covering 50,000 sq ft, on a 20-year lease.

The operator will receive a six-month rent-free period from the date of handover.

The selected operator will build and manage the ground-floor Keralam GCC Launchpad on behalf of Technopark.

It will also fit out the upper floors according to its own Grade A specifications and lease those spaces to GCCs.

In addition, the operator will be responsible for facilities management and GCC business development.

Through the Keralam GCC Launchpad, Technopark aims to provide a structured entry point for GCCs looking to establish operations in the state.

Eligibility Criteria for Keralam GCC Launchpad Operator

Applicants seeking to operate the Keralam GCC Launchpad must have at least three years of experience as a managed office or flexible workspace operator in India.

Bidders must also have a minimum of 40,000 sq ft of operational space and must have served at least two GCC or large enterprise clients.

Experience in Keralam or South India will be considered an advantage.

Applicants with experience of working with IT parks or government bodies, as well as those with ties with GCC-focused industry partners, will also receive favourable consideration.

Keralam GCC Launchpad: Pre-Bid Meeting on October 13

A pre-bid meeting for the Keralam GCC Launchpad RFP will be held at Technopark on October 13 at 12 pm.

Interested applicants can access the RFP document through the Downloads section of Technopark’s announcements page.

Proposals for the Keralam GCC Launchpad must be submitted by 5 pm on October 31.

Keralam Makes GCCs a Strategic Priority

The Government of Keralam has made Global Capability Centres a strategic priority, drawing on the state’s educated talent pool, strong digital infrastructure, competitive costs and quality of life.

The Keralam GCC Launchpad forms part of this broader focus on attracting GCCs to the state and providing global companies with an easier pathway to establish operations.

Technopark is a fully State Government-owned autonomous organisation. It is home to 540 companies and around 84,000 professionals across 13.147 million sq. ft. of IT space.

Technopark also holds a CRISIL A+/Stable rating.

The Keralam GCC Launchpad will operate from the Chaliyar IT building on Technopark’s Phase I campus and is intended to provide global companies with a ready-to-use workspace and facilitation support as they explore establishing their presence in Keralam.
