Pune Records 13253 Property Transactions in August 2025, Generates INR 485 Crore Stamp Duty Revenue

Pune: Knight Frank India reported that property transactions in August 2025 in Pune stood at 13,253 units, yielding over ₹485 crore in stamp duty revenue.

This marked a 3% year-on-year (YoY) dip in registrations and a 19% decline in stamp duty collections compared to August 2024.

Despite the month-on-month moderation, Pune’s real estate market showed strength in its year-to-date performance.

Between January and August 2025, property registrations reached 1,44,113 units, up 13% YoY, with stamp duty revenues rising 15% to ₹5,468 crore—the highest levels recorded in the past four years.

Affordable Housing Drives Property Transactions in August 2025

Affordable homes priced below ₹25 lakh drove the market, accounting for 30% of all registrations in August 2025. This category recorded 3,975 units, reflecting a 17% YoY increase.

On the premium side, homes priced above ₹1 crore rose to 16% of total sales, compared to 15% in August 2024, signaling sustained demand in higher-end housing.

Property Transactions in August 2025: Shift in Apartment Sizes

Demand for larger homes above 800 sq. ft. edged up to 33% in August 2025 from 32% last year. Simultaneously, compact units under 500 sq. ft. saw their share rise from 22% to 27%, reinforcing demand from the sub-₹25 lakh segment.

Central Pune Leads in Property Transactions in August 2025

Central Pune – including Haveli Taluka, Pune Municipal Corporation (PMC), and Pimpri Chinchwad Municipal Corporation (PCMC) – captured 68% of the total residential transactions in August 2025. West Pune followed with 17%, while North, South, and East Pune together accounted for 15%.
