Bengaluru: The Sarjapur Attibele Road corridor is rapidly emerging as one of Bengaluru’s most closely tracked real estate micro-markets, driven by the city’s expanding technology ecosystem and a fresh wave of infrastructure development.
Stretching from the Sarjapur Police Station to the Attibele junction, Sarjapur Attibele Road is increasingly shedding its perception as a peripheral connector and is now gaining recognition as a residential growth hotspot with strong long-term potential.
According to research by ANAROCK Group, Sarjapur Attibele Road has witnessed significant traction in the housing market between 2022 and 2025.
During this period, nearly 17,100 new residential units were launched along the corridor, with the highest annual launch of over 7,530 units recorded in 2022 alone.
The data underscores the growing developer confidence in the Sarjapur Attibele Road micro-market as Bengaluru continues to expand outward to accommodate housing demand.
Bengaluru Housing Market Momentum Supports Sarjapur Attibele Road Growth
The strong performance of Sarjapur Attibele Road comes amid robust growth in Bengaluru’s overall housing sector. Data from ANAROCK Research shows that the city recorded nearly 2.49 lakh residential units launched and about 2.41 lakh homes sold between 2022 and 2025.
During the same period, average residential property prices across Bengaluru increased by around 63%, reflecting strong demand from homebuyers and investors.
However, Sarjapur Attibele Road has outperformed the broader city trend, with residential prices in the corridor rising significantly faster.
Average residential prices along Sarjapur Attibele Road stood at approximately ₹4,568 per sq. ft. in 2022 and climbed to nearly ₹7,800 per sq. ft. by the end of 2025, marking an impressive 71% price increase in just three years.
The steady appreciation highlights the corridor’s transformation into a preferred residential destination for professionals working in Bengaluru’s technology and industrial clusters.

Strategic Connectivity Boosting Sarjapur Attibele Road
One of the key factors driving the rapid development of Sarjapur-Attibele Road is its strategic connectivity. Located along State Highway 35, the corridor offers convenient access to some of Bengaluru’s most important employment hubs, including Electronic City, Whitefield, the Outer Ring Road, and Sarjapur Road.
In addition, connectivity to NH 44, NICE Road, and routes via Dommasandra and Chandapura has significantly improved daily commuting for residents living along Sarjapur Attibele Road.
This accessibility has made the corridor particularly attractive for professionals working across Bengaluru’s technology parks and industrial zones.
Dr. Prashant Thakur, Executive Director and Head – Research & Advisory at ANAROCK Group, highlighted the corridor’s unique positioning between two economic ecosystems.
“A key factor behind the corridor’s growing appeal is its placement between two strong economic zones — Bengaluru’s IT-ITeS hub and the manufacturing ecosystem around Hosur in Tamil Nadu.
Attibele and Bommasandra have evolved into important bases for manufacturing, logistics and warehousing, while tech parks in Electronic City, Sarjapur Road and the Inner Ring Road belt continue to attract global occupiers.”
Dr. Thakur further noted that as existing industrial hubs approach saturation, upcoming industrial developments will create additional growth opportunities for Sarjapur Attibele Road.
“As established industrial hubs moving towards saturation, the Karnataka Industrial Areas Development Board’s planned 647-acre industrial park between Sarjapur and Attibele is set to unlock fresh land supply and employment opportunities.”
Infrastructure Developments Strengthening Sarjapur Attibele Road
Infrastructure upgrades are expected to further accelerate the growth of Sarjapur-Attibele Road. Several key projects are currently underway or planned, including the Satellite Town Ring Road, the Peripheral Ring Road, and the 23-km Namma Metro extension toward Bommasandra, Attibele, and Hosur.
These projects are expected to significantly improve connectivity across southern Bengaluru while reducing congestion along major arterial routes. Improved public transport connectivity through the metro network is likely to make Sarjapur Attibele Road even more attractive to homebuyers and investors in the coming years.
Additionally, a proposed greenfield airport near Hosur, located approximately 20–30 km from Sarjapur Attibele Road, could further strengthen regional connectivity and economic activity in the area.

Market projections suggest that the growth trajectory of Sarjapur Attibele Road is likely to continue in the coming years. According to research estimates, the weighted average apartment prices in the Sarjapur Attibele Road belt are projected to rise from about ₹7,800 per sq. ft. in 2025 to nearly ₹9,730 per sq. ft. by 2028.
The projected 25% price appreciation between 2025 and 2028 indicates sustained investor interest and growing demand for residential properties along Sarjapur Attibele Road.
