Pune: GCC Office Leasing in 2025 saw Pune emerge as India’s second-largest market for Global Capability Centres (GCCs), marking a landmark year for the city’s office real estate sector, according to Cushman & Wakefield.
The strong performance underscores Pune’s growing strategic relevance within India’s GCC landscape, driven by scale, sector depth, and a maturing occupier ecosystem.
GCC Office Leasing in 2025 Doubles in Pune with 100% Year-on-Year Growth
According to Cushman & Wakefield’s latest office market data, GCC gross leasing volume (GLV) in Pune reached 5.43 million sq. ft. in 2025, compared to 2.71 million sq. ft. in 2024, registering a 100% year-on-year increase.
With this growth, Pune climbed two positions from 2024 rankings, overtaking Hyderabad and Chennai to secure the second position among India’s top eight cities, while Bengaluru retained the top spot.
Nationally, GCCs recorded 29.3 MSF of office leasing in 2025, accounting for 33% of total gross leasing volume across India.
Within this broader national performance, Pune stood out, with GCCs contributing 55% of the city’s total office leasing of approximately 10 MSF.

GCC Office Leasing in 2025: Sectoral Mix Strengthens Pune’s GCC Ecosystem
From a sectoral perspective, Engineering & Manufacturing led GCC leasing demand in Pune, accounting for 41% of total GCC leasing activity.
This was followed by BFSI at 29% and IT-BPM at 18%. Other sectors contributing to GCC activity included:
- Healthcare & Pharmaceuticals – 5%
- Telecom & Media – 3%
- Professional Services – 1%
- Others – 4%
This distribution reflects Pune’s ability to support large-scale engineering and manufacturing mandates alongside financial services and technology-driven operations, reinforcing a balanced and resilient GCC ecosystem.
The average deal size stood at approximately 78,784 sq. ft., highlighting the increasing scale and maturity of GCC operations in the city.
