India Sees INR 30885 Cr Worth of Land Transactions in H1 2025

Mumbai: India’s real estate market has recorded an unprecedented surge in land transactions, with 2,898+ acres acquired across 76 deals in the first half of 2025 (H1 2025) alone – already 1.15x of the entire volume recorded in 2024, according to a new ANAROCK report titled “Land as Capital: Decoding India’s Land Transactions Patterns and Investment Flows.”

The total land transactions value in H1 2025 stood at ₹30,885 Cr, offering a potential revenue generation of ₹1.47 lakh Cr and a development potential of over 233 million sq. ft.

Metro Cities Dominate, but Tier 2/3 Cities Gain Ground

Of the 76 deals in H1 2025:

  • 67 deals for approx. 991 acres took place across the top 7 metro cities.
  • 9 deals covering 1,907+ acres were recorded in tier 2 and 3 cities such as Ahmedabad, Amritsar, Coimbatore, Indore, Mysuru, and Panipat.

Among metros, Mumbai Metropolitan Region (MMR) led with 24 deals for 433 acres, followed by Bengaluru (15 deals, 182 acres) and Pune (13 deals, 214 acres).

Land Use Breakdown (H1 2025):

  • Residential Development: 1,200+ acres across 54 deals (apartments, villas, plotted homes, townships)
  • Commercial Projects: 48.4 acres (8 deals)
  • Mixed-Use Development: 1,034 acres (6 deals)
  • Industrial & Logistics Parks: 537 acres (3 deals)
  • Township Projects: 365 acres
  • Special Projects: Data Centers (2.39 acres), Semiconductor Equipment Manufacturing (25 acres)

Key Developers in H1 2025 Land Deals:

Top real estate and industrial players acquiring strategic land parcels include Godrej Properties, Macrotech Developers (Lodha), Arvind Smartspace, M3M Group, Prestige Group, Mahindra Lifespaces, Brigade Group, and Adani Realty.

Land Transactions Long-Term Trend: 2021–H1 2025

From 2021 to H1 2025, India has witnessed 423 land deals spanning 11,858 acres, valued at ₹1.17 lakh Cr, with a combined development potential of 841 million sq. ft.

“The sheer volume and strategic nature of land transactions post-pandemic reflect the market’s maturity and the role of land as a foundational asset,” said Mayank Saksena, MD & CEO – Land Services, ANAROCK Group.

He added that the emergence of tier 2 and 3 cities as serious players is reshaping India’s land acquisition narrative, indicating a decentralized and diversified growth model in the real estate sector.
