Pune: Wolters Kluwer has strengthened its India presence with a new lease of approximately 1.66 lakh sq. ft. at Smartworks’ Marisoft campus in Kalyani Nagar, Pune.

The global information, software, and professional services provider has taken up the large-format workspace as part of its continued expansion. The agreement marks a significant addition to Smartworks’ pan-India managed office portfolio.

The development highlights the growing demand for enterprise-led flexible work environments, with Wolters Kluwer choosing a strategically located campus known for strong infrastructure and talent access.

Wolters Kluwer: Large Enterprise Expansion at Smartworks

The Marisoft campus in Kalyani Nagar is positioned within an established commercial cluster, offering seamless connectivity and robust social amenities.

Smartworks’ managed campus features collaborative zones, meeting rooms, recreation spaces, wellness services, a convenience store, and tech-enabled office infrastructure – elements designed to support enterprise-scale operations.

Smartworks Founder and Managing Director Neetish Sarda stated that enterprises today require scale, speed, and uniform experiences across cities, adding that Smartworks’ large-format campuses address these needs.

He noted that the 1,000+ seat category has expanded from 12% to 35% of the company’s rental revenue over three years, driven by rising demand from large companies for consolidated, experience-led workspaces.

Wolters Kluwer Expansion Aligned with Smartworks’ Managed Campus Model

Smartworks continues to lead India’s managed campus segment by combining flexibility, scale, and value-centricity. Its campus-led model enables enterprises such as Wolters Kluwer to expand across multiple markets, scale within cities, or consolidate scattered offices into unified work environments.

The model has also propelled multi-city client expansion, with over 30% of Smartworks’ rental revenue now originating from enterprises operating across several locations.

Smartworks Reports Strong Q2 FY26 Performance

Earlier this month, Smartworks posted robust Q2 FY26 results, recording a 21% year-on-year revenue increase to ₹4,248 million and a 46% YoY rise in normalised EBITDA with a 16.4% margin.

The company also became net-debt negative, supported by operating cash flow amounting to ₹614 million. These results underline the stability and growing adoption of Smartworks’ managed campus approach in India’s key commercial markets.

Smartworks Portfolio and Client Base

Smartworks’ footprint spans approximately 12.7 million sq. ft. across 14 cities, serving a diverse clientele including Global Capability Centres (GCCs), Forbes 2000 firms, multinational corporations, and large Indian enterprises expanding across the country.

The addition of Wolters Kluwer to its Pune portfolio further reinforces Smartworks’ position as India’s largest managed office space provider.
